Maurice Mariano’s $40 Million Beverly Hills Home

In just a short year, Maurice Marciano, the retired jeans mogul and co-founder of the iconic Guess clothing brand, has decided to part ways with his recently acquired sleek contemporary residence in the prestigious Beverly Hills enclave of Trousdale Estates. Originally designed by modern architect Paul McClean, Marciano acquired the property for $35.5 million in fall 2022, subsequently opting to list it again for a notable $4 million increase, setting the asking price at $39.5 million.

Situated less than a mile away from his prior McClean-designed home, the ranch-style residence spans almost three-quarters of an acre, strategically positioned between the Beverly Hills Flats and Trousdale Estates neighborhoods. The property, previously owned by film producer/software heiress Megan Ellison, features a five-car garage, a cobblestone motorcourt, and a “floating” entryway leading to a glassy front door. The 9,300-square-foot living space, extensively remodeled and expanded, boasts hand-combed limestone, plaster walls, custom white oak millwork, skylights, rare marbles, and automated steel and glass walls that seamlessly blend indoor and outdoor spaces.

The interior showcases luxurious elements such as a plush media room with cashmere walls and a silk-clad dining room featuring a wine display. The gourmet kitchen includes dual marble islands, top-tier stainless appliances, and an adjoining breakfast nook. Additional amenities consist of a gym, a fireplace-equipped library with built-in bookshelves, and en-suite bedrooms, including a spacious master retreat with a sitting area, walk-in closet, and a lavish bath with dual vanities, a soaking tub, and a glass-encased shower. The outdoor area features a sprawling grassy lawn, a pool and spa, and various spots for al fresco lounging and entertaining, one complemented by a towering fireplace.

Marciano, now in his 70s, has been associated with Guess for over four decades, holding various senior executive roles, including CEO and chairman. He retired as an executive officer in January 2012, eventually stepping down as non-executive chairman in 2020 after a biking accident. In September 2023, he resigned as a board member following a shareholder lawsuit claiming the brand ignored sexual harassment issues, with the company agreeing to pay around $30 million.

In addition to the Beverly Hills property, Marciano owns a six-bedroom home in Park City, Utah, which was briefly listed for $6.9 million, and a Napa Valley winery in Saint Helena. He sold his previous Trousdale Estates residence in winter 2022 to French-born model Chantal Leduc for $25.4 million.

The listing for Marciano’s Beverly Hills home is represented by Kurt Rappaport of Westside Estate Agency and Branden Williams of The Beverly Hills Estates.
