Steve Wynn appears to be facing challenges on both coasts, as his attempts to sell his luxurious properties in New York and California have encountered setbacks. The octogenarian casino tycoon, who is legally blind, recently withdrew his upscale New York City penthouse from the market after reducing the asking price from $90 million to a heavily discounted $65 million. Despite the significant price cut, Wynn was unable to attract a buyer for the Ritz-Carlton duplex, for which he had originally paid $70 million over a decade ago.
His woes continue in California, where Wynn has relisted his opulent Beverly Hills mega-mansion for $75 million. Acquired approximately five years ago for about million after an extensive search for an L.A. home, the 2.7-acre estate underwent a multimillion-dollar renovation, including updated interiors and new landscaping.
In early 2020, Wynn initially listed the property for 5 million, but it has remained unsold, prompting a substantial price reduction of $60 million—a 44% decrease from the original asking price. The International-style mansion, originally built by Guess co-founder Maurice Marciano in the early 1990s with architecture by William Hablinski, spans 27,000 square feet and features 10 bedrooms, 16 bathrooms, and an elevator. The house also includes a screening room, gym, wine room, master suite with dual bathrooms, closets, and dressing rooms, as well as various guest and staff accommodations.
Maintaining such an extensive estate necessitates a full-time staff, and the property accommodates this with separate staff wings. The lavish main house boasts amenities like a city-view living room, formal dining room, and a reception room with a wet bar. The outdoor space includes formal gardens, a lighted tennis court with a seating house, a rectangular swimming pool, and a pool house. Wynn’s park-like landscaping was designed by Robert Truskowski, and the interior decor is credited to Roger Thomas of Wynn Resorts.
Even if Wynn manages to sell both his Beverly Hills estate and New York penthouse, he still possesses two other luxurious homes. In Sun Valley, Idaho, he owns a 25,000 sq. ft. mega-compound ski chalet, while in Palm Beach, Florida, he acquired an oceanfront estate for about $43 million in 2019. Wynn’s most extravagant residence is his floating “mansion,” Aquarius, a 302-foot, $215 million superyacht featuring a helicopter landing pad, a beauty salon, and accommodations for a 30-person crew.
