Available for $68 million, the exclusive Sandpiper Village is a secluded enclave comprising four contiguous estates, boasting an impressive 1,000 feet of ocean frontage. Positioned on the eastern end of the 48-acre island, this private compound offers an ideal setting for families seeking a multi-generational legacy compound or friends interested in joint homeownership. While the entire island won’t be exclusively yours, Sandpiper Village grants ownership of a private peninsula.

Designed by Robert C. Glazier and Gensler Architects, the residences within Sandpiper Village showcase modern interiors with breezy aesthetics, featuring 14-foot-high ceilings, floor-to-ceiling glass windows, and expansive primary suites. Each home enjoys unobstructed ocean views and exclusive access to Piper Beach, one of the island’s most scenic stretches of sand.

The first residence, Spy Glass, spans nearly 8,000 square feet, boasting five bedrooms, six bathrooms, a private garage, and a spacious pool. It includes a flexible room suitable for a gym or hobby studio and opens to numerous terraces amid tropical landscaping.

The second residence, Osprey, covers 6,100 square feet, offering five bedrooms and six bathrooms. With its private pool, ample terrace space for alfresco dining and relaxation, and a private shower garden, Osprey provides a luxurious retreat.

The village’s largest residence, The Hummingbird, sprawls over almost 9,500 square feet, featuring six bedrooms and seven bathrooms. Its outdoor amenities include a fire pit and a large infinity-edge pool.

Completing the quartet, the Triton residence offers a generous 8,700 square feet with six bedrooms, seven bathrooms, and a pool. One of the ensuite bedrooms is located in a detached structure, making it ideal for in-laws, older children, or extended-stay guests.

Surrounded by lush tropical landscaping meticulously crafted by SKS Landscape Architects, each residence transforms into a verdant sanctuary. Open-concept living spaces feature contrasting dark-toned woods, light marbles, and curated finishes. Solid wood interior doors standing at eight feet tall, along with walls of glass, provide stunning ocean views and seamless transitions to outdoor living spaces.

No expense was spared in selecting finishes, fittings, and fixtures. The gourmet kitchens boast name-brand, state-of-the-art appliances, custom cabinetry, eat-in islands, and decorative lighting. The bathrooms draw inspiration from the world’s finest spas, showcasing serene neutral tones, freestanding soaking tubs, custom vanities, and oversized showers. Additionally, each property is pre-wired for a range of high-tech features, and temperature-controlled storage space is available.

Access to Montage Cay is facilitated by helicopter, seaplane, ferry, or private yacht, with a 47-slip marina accommodating vessels up to 100 feet. Residents enjoy dedicated staff, concierge services, on-site security, housekeeping, in-residence dining, private chef services, and preferred pricing for the hotel. Sandpiper Village owners and guests also have access to the hotel’s amenities, including tennis, pickleball, and Padel courts, multiple beaches, a spa, a gym, several restaurants, and a market and deli.

Scheduled to open in 2025, Montage Cay has initiated sales for the residences, which are presently under construction.
